Terms & Conditions

Rates quoted are per room per night bed and breakfast, based on two persons sharing a room. 

Unfortunately we are no longer able to accept young children. The rest and relaxation of the majority of our guests is our priority. We are happy to accept children aged 5 and over, but as our bedrooms only sleep 2 persons max, then a second room will need to be booked by couples with a child. 

We do not have a single person occupancy rate.

We reserve the right to change your room to a different one in advance of your arrival to help accommodate others, but don't worry - all of our rooms have great views and are near identical in layout and design.

We do not accept dogs or other pets.

Payment of a 50% deposit is required to secure the booking (unless you have booked less than 14 days from arrival, in which case 100% of the payment willl be required). You will be directed to Paypal after making your booking. Please make your payment immediately - this can be done through a Paypal account, or just simply with a credit card. If you do not pay the deposit, a reminder will be sent after 2 days. If we do not receive payment within 3 days, your booking will be cancelled.

If you prefer not to use PayPal, email us and we will email you a payment link to use credit card.

further email will be sent 2 weeks prior to arrival requesting payment of the remaining balance (50%) to be paid. 

In the event of cancellation, refunds are as follows: No Show - no refund. Cancellation 1-14 days prior to arrival date - 50% refund (unless we are able to re let the room, in which case your payment will be refunded less £10 administration charge per room, per night) ; 14+ days prior to arrival date - payment returned (less £10 per room, per night). If cancellation is due to government advice in relation to Covid, refunds will be made, or dates can be changed. To avoid misunderstanding, we recommend all our guests to insure against cancellation.

We request that you check in between 3-8pm. You will receive an email 2-3 days prior to arrival to give you details of how to enter the house using the keypad, and directions to your room. Please ring the bell on arrival, but if there is no answer, let yourself in. If you are going to be much later than 8pm, please telephone us to let us know.

From 1st June to 31st August we will only be accepting bookings of 2 nights or longer, unless there has been a gap of 1 day left between longer bookings.

We are strictly non-smoking. If you are a smoker, we suggest that you book a ground floor room so that you  can easily get outside and smoke away from the building.

Please remember that this is a B&B, not a hotel, and as such is our family home. All guests are expected to take reasonable care of the rooms and leave them in the same condition as found on arrival. Guests are responsible for any breakages, damage or extra cleaning, as well as the costs associated with these, and these must be reported on departure.

If problems arise during your holiday, please notify Fiona or John immediately so these can be resolved effectively and efficiently.

We reserve the right to terminate, without notice, an individual's stay, where deemed necessary, through unacceptable behaviour, or as a result of actions which are likely to offend others.
