Rates quoted are per room per night bed and breakfast, based on two persons sharing a room. 

Unfortunately we are no longer able to accept young children. The rest and relaxation of the majority of our guests is our priority. We are happy to accept children aged 5 and over, but as our bedrooms only sleep 2 persons max, then a second room will need to be booked by couples with a child. 

We do not have a single person occupancy rate.

We reserve the right to change your room to a different one in advance of your arrival to help accommodate others, but don't worry - all of our rooms have great views and are near identical in layout and design.

We do not accept dogs or other pets.

Cancellation is free more than 14 days before arrival. Please cancel through Booking.com rather than contacting us direct. 

We request that you check in between 2-8pm. You will receive an email 2-3 days prior to arrival to give you details of how to enter the house using the keypad, and directions to your room. Please ring the bell on arrival, but if there is no answer, let yourself in. If you are going to be much later than 8pm, please message us to let us know.

We are strictly non-smoking. If you are a smoker, we suggest that you book a ground floor room so that you  can easily get outside and smoke away from the building.

Please remember that this is a B&B, not a hotel, and as such is our family home. All guests are expected to take reasonable care of the rooms and leave them in the same condition as found on arrival. Guests are responsible for any breakages, damage or extra cleaning, as well as the costs associated with these, and these must be reported on departure.

If problems arise during your holiday, please notify Fiona or John immediately so these can be resolved effectively and efficiently.

We reserve the right to terminate, without notice, an individual's stay, where deemed necessary, through unacceptable behaviour, or as a result of actions which are likely to offend others.
